You are new a home owner.  You have picked out where everything is going to be placed & what colors you want for each room.  Wait, there are some things you need to do to help protect this investment.  There are so many home maintenance & repair items that are important; it can be confusing trying to establish which are the most critical. To simplify things, we have compiled a short list of our favorites. These are by no means all-inclusive, nor do they replace any of the information in your home inspection report. They should, however, help you get started on the right foot. Remember, any items marked as immediate in your home inspection report needs immediate attention.  As soon as possible items, may require that you wait for weather or other condition that would allow you to correct the item.

One-Time Tasks

  1. Take out your home inspection & review items & recommendations made in the report.
  2. Install smoke detectors, they should be replaced every 10 years. (usually one on each level of the home, near any sleeping areas).
  3. Install carbon monoxide detectors, according to manufacturer’s recommendations. Replace every 5-7 years.
  4. Make any electrical improvements recommended in the report.
  5. Remove / improve any wood/soil contact to prevent rot &insect damage.
  6. Change the locks on all doors. Use a dead bolt for better security.
  7. Correct trip hazards such as broken or uneven walks & driveways, loose or torn carpet or uneven flooring.
  8. Correct unsafe stairways & landings. (Railings missing, loose, too low, etc…)
  9. Have all chimneys cleaned &inspected before operating any of these appliances.
  10. Locate & mark the shut-offs for the heating, electrical &plumbing systems.
  11. Label the circuits in electrical panels.
  12. If there is a septic system, have the tank pumped & interior inspected. Have pumped every 3-5 years.
  13. If the house is on a private water supply (well), set up a regular testing procedure for checking water quality.

Regular Maintenance Items, take out your cell phone & log each of these into your calendar, if it reoccurs monthly set the monthly reoccurrence, or whichever is appropriate, 6 months, yearly etc….  Just for ease use the date to start as the date you are reading this as the start date.


  1. Test ground fault circuit interrupters, carbon monoxide detectors & smoke detectors using the test button, monthly.
  2. Check reversing mechanism on garage door opener monthly.
  3. Check the bathtub &shower caulking monthly & improve promptly as needed.
  4. Check furnace filters, humidifiers & electronic air cleaners monthly.


Twice a year

  1. Check for damaged roofing & flashing materials twice a year.Clean the gutters in the spring & fall.
  2. Cut back trees & shrubs from the house walls, roof & air conditioning system as needed.
  3. Check attics for evidence of leaks & condensation & make sure vents are not obstructed, at least twice a year. (Provide access into all attics & crawl spaces.)



  1. Clean the tracks on horizontal sliding windows& doors annually, &ensure the drain holes are clear.
  2. Service furnace or boiler yearly.
  3. If you are in a climate where freezing occurs, shut off outdoor water faucets in the fall.
  4. If your home is a Finished basement or slab, have a radon check conducted.
